In 2025, the typical home sold inside Kingston upon Hull's city boundary went for £143,000. Widen the search to the full HU postcode area — which reaches well beyond the city into East Riding of Yorkshire — and the typical sale jumps to £183,000, a gap of £40,000, or 28%. The difference has very little to do with location. It is mostly a function of what is actually for sale on each side of the city line.

These figures come from HM Land Registry Price Paid Data for 2025, "Category A" sales only, filtered to houses and flats, retrieved on 20 October 2026. The city figure covers Kingston upon Hull City Council (local-authority code E06000010); the HU postcode area also extends into the neighbouring East Riding of Yorkshire. For Hull's own postcode-by-postcode breakdown, see Hull house prices by postcode; for the citywide picture, see the average house price in Hull.

A postcode area is not a council boundary

Royal Mail's postcode areas were drawn up for mail sorting, not local government, so they rarely match a council's boundary. ONS postal geography explains the mismatch: the HU postcode area runs from Hull's docks out through Haltemprice towns such as Cottingham, Hessle and Willerby and as far as Beverley and the East Riding countryside — all outside Hull City Council's own boundary.

The split by sales volume is close to even. Of the 6,650 "Category A" sales recorded across the whole HU postcode area in 2025, 3,001 fell inside Hull City Council and 3,649 fell inside East Riding of Yorkshire. Pooling the two gives the £183,000 area-wide figure; Hull alone gives £143,000.

YearHull City (sales, median)HU postcode area (sales, median)
20253,001 / £143,0006,650 / £183,000
20242,776 / £136,0006,190 / £180,000

The gap held at 28–32% across both years, which points to a structural difference in the two markets rather than a one-off swing in either year's sales mix.

What's actually for sale differs sharply

Hull itself is a terraced city: more than half of its 2025 sales (53.0%) were terraced houses, with detached homes making up just one in ten sales. Widen out to the full HU postcode area and the mix shifts hard toward larger homes.

Property typeHull CityHU postcode area
Detached10.0% (300)24.3% (1,617)
Semi-detached31.6% (948)34.9% (2,321)
Terraced53.0% (1,592)35.5% (2,364)
Flat5.4% (161)5.2% (348)

Detached houses more than double their share once the East Riding portion of the postcode area is included, while terraces drop from a majority of the city's sales to just over a third of the area's. That shift in what's being sold explains most of the headline price gap on its own.

Hold the type constant, and the gap narrows sharply

Comparing a terrace to a terrace, rather than a terrace to the area's mix of larger homes, tells a different story.

Property typeHull City medianHU postcode area medianGap
Detached£248,500 (n=300)£320,000 (n=1,617)+28.8%
Semi-detached£170,000 (n=948)£193,300 (n=2,321)+13.7%
Terraced£124,500 (n=1,592)£136,000 (n=2,364)+9.2%
Flat£92,000 (n=161)£105,000 (n=348)+14.1%

A like-for-like terrace costs 9.2% more somewhere in the wider HU postcode area than inside Hull — a real but modest premium, nowhere near the 28% gap in the headline, pooled figures. The widest proportional gap sits in detached houses, the type Hull has the least of and the East Riding side of the postcode area has proportionally the most of.

Two councils, one postcode area

The HU postcode area's East Riding share is not a single suburb — it spans market towns and Haltemprice commuter villages across a separate local authority, East Riding of Yorkshire, with its own council tax rate.

Area2025 sales2025 medianBand D council tax (2026-27)
Hull City Council3,001£143,000£2,295.04
East Riding of Yorkshire (HU postcodes)3,649£233,500£2,466.08
England (296-authority mean)——£2,410.97

The East Riding slice of the HU postcode area actually accounts for slightly more 2025 sales than Hull itself, at a median £90,500 above the city's own figure — a gap the pooled area-wide £183,000 figure doesn't show on its own.

What it costs each month

Illustrating a repayment mortgage at the Bank of England's most recently quoted 75%-loan-to-value five-year fixed rate of 4.32% (April 2026), with a 25% deposit and a 25-year term, plus each area's Band D council tax:

Hull City£143,000£585£191£776
East Riding (HU postcodes)£233,500£956£206£1,161

That's a difference of roughly £385 a month, or about £4,616 a year, between the typical Hull sale and the typical sale in the East Riding share of the same postcode area. These are illustrations at one rate on one set of assumptions, not quotes — an individual rate depends on the lender, deposit and credit profile.

For stamp duty, a home mover buying at Hull's £143,000 median pays £360 in Stamp Duty Land Tax; at the area-wide £183,000 median, £1,160; at the East Riding slice's £233,500 median, £2,170 (HMRC residential SDLT rates, 2026). A first-time buyer pays £0 at all three prices, since each sits below the current £300,000 nil-rate ceiling. This is general information, not advice — a conveyancer confirms the duty due on any specific purchase, and you should speak to a qualified adviser before acting.

Read the type mix before the postcode

The lesson generalises beyond Hull: a postcode area's "typical sale" figure blends whatever councils and settlements happen to share that postcode prefix, which can mean comparing a city's terraces against a shire's detached houses without realising it. The same effect recently showed up in the Coventry postcode area, where every property type was individually dearer outside the city boundary. In Hull's case, the headline 28% gap mostly reflects a shift from terraces to larger homes once East Riding of Yorkshire is folded in — not a uniform location premium.
