Of the five places in North Somerset with the most sales in 2025, Portishead had the highest median price at £385,500, ahead of Nailsea (£372,000), Clevedon (£344,975), Yatton (£342,000) and Weston-super-Mare (£262,500), according to HM Land Registry. The order on energy ratings is different: 62.3% of Portishead's certified homes are rated EPC C or better, against 36.9% in Clevedon, the lowest of the five. Splitting that gap into the age mix of each town's housing and the ratings within each age band, the age mix accounts for all of it.

How the five places are defined

Land Registry records carry a town field and a locality field. In North Somerset the town field follows the postal town, so sales in Portishead, Nailsea and Yatton are filed under "Bristol". This article uses the locality field for those three, and the town field for Weston-super-Mare and Clevedon (a further 16 sales filed under Clevedon but located in villages such as Tickenham and Kenn are left out). Only standard market sales of houses and flats between 1 January and 31 December 2025 are counted (Land Registry "category A"), and every price here is a median.

The five places account for 3,097 of North Somerset's 3,864 sales (80.2%). The other 767 sales are in localities such as Banwell, Congresbury, Backwell, Long Ashton and Winscombe, and their median of £460,000 is higher than any of the five, so this is not a ranking of the whole authority.

Prices: Portishead's median is 47% above Weston-super-Mare's

Weston-super-Mare is the volume market, with 46.7% of North Somerset's sales and a median of £262,500. 67.3% of its sales were at or under £300,000, the first-time buyer nil-rate ceiling for stamp duty, against 29.9% in Portishead. Nailsea, Clevedon and Yatton sit within £30,000 of one another on median price, with between 31.5% and 37.6% of sales at or under that line.

The £300,000 line matters because first-time buyers pay no stamp duty up to it and 5% on the slice from £300,001 to £500,000, with no relief above £500,000 (HMRC). The Portishead–Clevedon gap changes sign by property type

Portishead's overall median is 11.7% above Clevedon's. By type the gap is detached +7.1%, semi-detached +12.0%, terraced +33.8% and flats −14.9%. Clevedon's flats (£255,000, 69 sales) sold for more than Portishead's (£217,000, 131 sales), while its terraced houses sold for £291,500 against Portishead's £390,000. Type is a coarse filter, since age, size and street still vary within it, but it shows that the headline gap depends on what is being sold.

Measured against the £300,000 line, the terraced median is at or under it in four of the five places: Weston-super-Mare (£239,950), Yatton (£259,950), Clevedon (£291,500) and Nailsea (£295,000). Only Weston-super-Mare's semi-detached median (£278,000) is at or under it, and no place has a detached median that low. Portishead is the one place where the terraced median is above the line. Between 2024 and 2025 the all-type medians moved from −0.6% in Weston-super-Mare to +6.3% in Nailsea, and two of those moves need the mix beside them. Clevedon's +4.6% is +1.7% for houses alone, and flats fell from 27.6% to 18.2% of its sales. Yatton's +0.6% is −2.6% for houses, with flats falling from 10.9% to 5.7%. A median moves with which homes sell as well as with what they sell for.

New-build sales: Nailsea, not Portishead

New-build sales were 16.1% of Nailsea's sales in 2025 (49) and 19.0% in 2024 (57), against about 1% in Portishead in both years. All of Nailsea's were houses, and they were concentrated: the busiest single street accounted for 24 of the 57 in 2024 and 17 of the 49 in 2025, out of 7 and 9 streets. New-build houses in Nailsea sold at a median of £385,000 in 2024 against £355,000 for resale houses (57 and 219 sales). With 42% of the 2024 sales on one street, the new-build median says as much about those developments as about the town. Both years are shown because one year's new-build count can move with when a scheme completes.

Energy ratings follow the age of the housing

The certificate data covers between 60% and 74% of each place's homes, taking the latest certificate for each address. Portishead has the highest share rated C or better and Clevedon the lowest, and the tables below show why. 44% of Portishead's certified homes date from 1991 onwards, against 4% in Clevedon.

Share rated EPC C or better within each age band. Every cell has at least 30 certificates.

Clevedon has the largest pre-1930 share of the five (15.7%), but only just ahead of Weston-super-Mare (14.7%), which rates 12.0 points higher. What sets Clevedon apart is that 56.1% of its certified homes date from 1967 to 1990, against 25.1% in Portishead; Nailsea's share is higher still at 69.0%. Within that 1967–90 band Clevedon rates best of the five (45.3%), with Yatton (32.1%) and Portishead (32.5%) lowest.

The arithmetic makes the point. Applying Clevedon's own within-band ratings to Portishead's age mix gives 63.4%, above Portishead's actual 62.3%. On that split, the age mix accounts for 26.5 points of the 25.4-point gap and within-band differences for −1.1 points; splitting it the other way round gives 31.2 and −5.7 points. Either way, the age mix accounts for all of it.

The timing of the newer stock differs too. Of the 1,958 certified Portishead homes in the 2003-onwards band, 952 carry a 2003–2006 label and 216 a 2012-or-later label. Of Nailsea's 257, 225 are labelled 2012 or later, which fits its recent new-build sales.

Three limits apply. EPC ratings are modelled from a survey, not measured from bills, and only homes with a certificate are counted. The newest homes are the least likely to link: certificates were on record for 53 of 57 new-build sales in Nailsea in 2024 but 28 of 49 in 2025, and 118 of 143 and 55 of 92 in Weston-super-Mare. And the "not recorded" band, from 1.6% to 15.0% of each place's certificates, is rated C or better on 90.6% to 97.9% of its homes, which is consistent with newer stock. In the four places where the median is between £300,000 and £500,000, first-time buyer relief reduces the bill by the same £5,000. In Weston-super-Mare the difference is £3,125, the whole of the standard bill, because the median is below the £300,000 nil-rate ceiling.
