Where South Yorkshire's detached-home premium concentrates, 2026
Barnsley and Doncaster closed 2025 with an identical headline: a median sold price of exactly £180,000. Move one rung up the housing ladder, though, and the two boroughs part company. A typical detached house sold for £308,000 in Barnsley against £280,000 in Doncaster — a £28,000, or roughly 10%, gap hidden entirely beneath a matching overall average.
That gap is the story here. Across South Yorkshire's four boroughs, the overall median tells you little about what a detached family home actually costs, because detached stock is scarce, unevenly spread, and concentrated in each borough's greener fringe. What follows is drawn only from completed sales — paid prices, never an estimate of any individual home's worth.
The detached ladder across South Yorkshire
Every figure below is the median of HM Land Registry "standard" completed sales (category A) for the 2025 calendar year, queried on 27 August 2026. The "detached" classification is the Land Registry's own.

Two things stand out. First, Sheffield's detached median (£370,000) is the highest in the county — yet detached houses are the rarest type it sells, at just 15.3% of 2025 transactions. Second, Doncaster is the mirror image: it sold more detached homes than anywhere else in South Yorkshire (1,205, nearly 30% of its market), yet at the lowest detached median (£280,000).
More detached homes, in other words, does not mean dearer detached homes. What sets the price is where the detached stock sits, not how much of it there is.
The trade-up from a semi is steeper here than nationally
Another way to size the premium is to compare a detached house with the mainstream family home one rung below it — the semi-detached. Across England and Wales in 2025, the median detached sale (£420,000) was 1.53x the median semi (£275,000). In all four South Yorkshire boroughs, that step-up is wider:

Barnsley shows the sharpest jump: a detached home there typically costs 1.76x a semi, against 1.53x nationally. In cheaper markets the proportional gap between a semi and a detached house tends to be wider, not narrower — entry-level terrace and semi stock is anchored close to the market floor, while detached houses reflect a scarcer, larger, often newer or more rural type of property. Where the premium concentrates: the greener fringe
Drill into postcode districts (outcodes with at least 20 detached sales in 2025) and the same pattern appears in every borough: the detached premium clusters on the rural or western edge, away from the terraced urban core.

The ceilings differ sharply. Sheffield's dearest detached outcode (S11, £660,000) is roughly 1.7x Barnsley's (S36, £382,000) and 1.8x Doncaster's (DN10, £360,000). That single fact explains most of the county-wide detached gap: it is not that every Sheffield detached home is dear, but that Sheffield contains a concentrated, high-value pocket — Dore, Ecclesall, Fulwood — that no other South Yorkshire borough matches. Strip those outcodes out and the four detached markets look far more alike.
Why the overall median hides all of this
The £180,000 that Barnsley and Doncaster share is a blend — dominated by terraces and semis, which together account for roughly 67% to 71% of each borough's sales. Detached homes, at a quarter to a third of transactions, sit well above that blend but do not move it much. So two boroughs can look identical on the headline number while their detached markets are £28,000 apart, and their dearest detached districts sit a world away from their cheapest terraces: a Doncaster terrace sold at a median £122,000 in 2025, while a detached house in Bawtry, at £360,000, is nearly three times that.

The type of home, and the district, matter far more than the borough badge. One tax note, purely descriptive: a home at the shared £180,000 borough median sits below the £250,000 point at which standard-rate Stamp Duty Land Tax begins, whereas a typical detached house in any of the four boroughs is above it — so the detached step-up carries an SDLT step-up too (HMRC, 2026).
