65.5% of homes in NP10 hold an energy performance certificate (EPC) rated C or better. In NP20, which covers Newport and Bettws, the figure is 40.1%. Across the four Newport postcode districts in the data (NP10, NP18, NP19 and NP20), the gap is 25 percentage points. Construction period explains the two extremes. It does not fully explain the middle.
Ratings and prices by district
| District | Main localities in the data | 2025 median sale price (sales) | Rated C or better | Rated F or G |
|---|---|---|---|---|
| NP19 | Newport | £210,000 (870) | 45.0% | 1.5% |
| NP20 | Newport, Bettws | £215,000 (702) | 40.1% | 1.7% |
| NP10 | Rogerstone, Bassaleg, Coedkernew | £290,000 (414) | 65.5% | 1.1% |
| NP18 | Caerleon, Langstone, Llanmartin, Llanwern | £336,250 (290) | 46.1% | 2.7% |
Districts are ordered by median sale price. Together the four hold 29,283 rated homes, of which 47.5% are rated C or better.
Fewer than 3% of homes in any district are rated F or G. The gap between districts sits in the share rated C or better, not in the bottom bands.
When the homes were built
Each EPC certificate records a construction period. The table below counts only homes with a recorded period.
| District | Built before 1950 | Built 1950–2002 | Built 2003 onwards | Homes with a recorded period |
|---|---|---|---|---|
| NP19 | 53.3% | 32.0% | 14.7% | 9,966 |
| NP20 | 49.4% | 43.6% | 7.0% | 8,258 |
| NP18 | 18.7% | 68.7% | 12.6% | 2,918 |
| NP10 | 12.7% | 66.4% | 20.9% | 4,368 |
| All four | 41.1% | 45.8% | 13.0% | 25,510 |
NP10 has the smallest pre-1950 share and the highest share rated C or better. NP20 has the second-largest pre-1950 share and the lowest share rated C or better.
Age is a rough guide, not a full one. NP18 has 18.7% pre-1950 homes and rates 46.1%, almost level with NP19 (45.0%), where more than half the homes predate 1950. Most of NP18's stock was built between 1950 and 2002. This piece does not break ratings down by construction period inside each district, so it cannot say why NP18 and NP19 rate alike.
What the price ladder shows
The two cheapest districts, NP19 and NP20, are also the two with the lowest shares rated C or better. NP10, the greenest district, sits mid-table on price at £290,000. NP18, the dearest, rates 46.1%, close to NP19. Four districts are too few to draw a trend from, so this piece does not claim one.
Reading a district figure
A district figure describes the homes in that postcode district, not any single house. Rogerstone makes up just over half of NP10's addresses in the data (4,065 of 7,553), so the NP10 figure largely describes Rogerstone. Postcode districts also do not follow council or ward boundaries. To check one property, read its own certificate on the gov.uk EPC register.
How the figures are built
- Each home is counted once, using its most recent EPC certificate.
- Prices are 2025 HM Land Registry sales in category A, covering detached, semi-detached and terraced houses and flats. Each district has at least 290 sales in the year.
- The database tags some postcodes in CF3 (Cardiff) and NP26 (Monmouthshire) with Newport's council code. This piece excludes them and keeps only NP10, NP18, NP19 and NP20.
- EPC bands are modelled estimates of a building's energy performance. They are not metered bills, so a band describes the building, not what a household spends.
- The database holds no heating-type field, so this piece cannot say what heats the homes in each district.
- Medians describe recorded sales. They are not valuations of any property.
