Mumbles and Gower house prices in 2026: the SA3 coast premium

One Swansea postcode district sits a world apart from the rest of the city on price. In 2025, homes in SA3 — Mumbles, the Gower peninsula and the villages of Bishopston, Newton and Caswell — changed hands at a median of £370,000, against a City and County of Swansea median of £207,000 across the year. That is a £163,000 gap, or roughly 79% above the citywide figure (HM Land Registry Price Paid data, 2025).

It is the widest gap between any Swansea district and the city as a whole, and it turns a single "average house price Swansea" headline into a number that describes almost nowhere in particular. Here is what the transaction record actually shows.

The Swansea district ladder

Filtering 2025 sales to standard residential transactions (Land Registry category A; detached, semi-detached, terraced and flats) and anchoring on the City and County of Swansea local authority gives this ranking by median sale price:

From top to bottom the spread is 2.55×: the SA3 median is more than two and a half times the SA1 city-centre figure. SA2, the inner-western ring around Sketty and Uplands, is the only other district to clear £250,000.

A note on geography: the SA postcode area is wider than the Swansea council boundary — its higher numbers (SA10–SA13) fall inside Neath Port Talbot. Every figure here is filtered to the City and County of Swansea authority only, so neighbouring towns are excluded. A detached-led, coastal market

SA3's premium is not just a postcode badge — it reflects what is actually being sold there. Break the district down by property type for 2025:

Detached houses are the single largest type sold and carry a £465,000 median — the kind of larger, often older coastal home that dominates Mumbles seafront and the Gower villages. The median floor area across SA3's certified dwellings is 106 m², well above the compact two-bed flats that set the pace in Swansea's city centre. Detached and semi-detached homes together make up about seven in ten SA3 sales, and 79% of 2025 transactions were freehold.

The tax that comes with the postcode

Wales charges Land Transaction Tax (LTT), not the Stamp Duty Land Tax used in England. The main residential rates run at 0% up to £225,000, then 6% to £400,000 and 7.5% to £750,000 (Welsh Government, 2026). That structure matters in SA3 more than anywhere else in Swansea.

At the citywide £207,000 median, LTT is £0 — the whole price sits under the £225,000 nil-rate band. But SA3 is the one district whose median clears that band by a wide margin, so the 6% slab applies to a large slice:

  • SA3 median, £370,000: LTT of £8,700 (an effective rate of 2.35%).
  • SA3 detached median, £465,000: LTT of £15,375 (3.31%), now reaching into the 7.5% band.

Wales also has no first-time-buyer relief — it uses the higher universal £225,000 nil-rate band instead. The cross-border contrast cuts both ways. At £370,000 a buyer in England would pay £8,500 of Stamp Duty, so Wales is about £200 dearer at that price. But at the £207,000 Swansea median, an English buyer would face £1,640 while the Welsh buyer pays nothing. Older stock, lower energy ratings

The flip side of SA3's period charm is its energy efficiency. Of the roughly 7,500 domestic Energy Performance Certificates on record for the district, 25.4% are rated C or above — below the 30.6% citywide Swansea figure and among the lower shares in the city.

The reason is stock age: SA3's seaside villas and stone-built Gower cottages skew older than Swansea's post-war suburban average, and parts of the area sit within conservation areas where external insulation, glazing changes and solar panels can need consent. A property's EPC band tracks its build era closely, so older coastal stock tends to rate lower. What it costs each month

On the £370,000 median, a buyer putting down 25% (£92,500) would borrow £277,500. Over a 25-year term at the Bank of England's average quoted 75% LTV five-year fixed rate of 4.32% (April 2026), that works out at approximately £1,510 a month in mortgage payments. The actual rate any buyer gets depends on their lender, deposit and credit profile.

Council tax is set across the whole City and County of Swansea rather than by district, so an SA3 home pays the same band charge as the rest of the authority. The 2026-27 Band D charge is £2,238 a year — about £187 a month (Welsh Government). Wales uses nine council tax bands (A–I) based on 2003 property values, unlike England's eight 1991-based bands, so the band of any individual home, and its exact charge, is published on the authority's council tax pages. The wider direction

Raw district medians move with the mix of what sold, so they are best read as a level rather than a price-change signal. For direction, the UK House Price Index — which adjusts for that mix — showed the Swansea series up 1.4% year on year (104.0 to 105.5, March 2025 to March 2026) and the Wales series up 2.9% over the same window. Both point modestly upward; neither is a forecast.
