Sketty, Uplands and Killay, the SA2 postcode district of Swansea, had a median sale price of £270,500 in 2025. That is 29% above the citywide median of £209,000 and 1.87 times the median in SA1, the city centre and docks, which is the cheapest district in the city. Only the Gower coast in SA3 is dearer. The figures come from HM Land Registry Price Paid Data for 2025, filtered to the City and County of Swansea and to standard residential sales.

SA3 is 37% dearer than SA2, and SA2 is 18% dearer than SA4. SA2 is the second-dearest district in the city, the inner-western ring between the Gower premium and the rest of the ladder. Semi-detached homes are the most common sale in SA2, at 204 of 498 transactions (41%). Detached homes carry the highest median, £400,000, about 1.5 times the district figure. Flats are a small slice of the market, with only 32 sales, so their median is indicative rather than firm. Freehold sales make up 403 of the 498 transactions (81%), and 95 (19%) were leasehold.

What the Welsh LTT bill looks like at the median

Wales charges Land Transaction Tax rather than Stamp Duty Land Tax. The standard residential bands are 0% up to £225,000, 6% on the slice from £225,001 to £400,000, and 7.5% from £400,001 to £750,000 (Welsh Government). Wales has no first-time-buyer relief.

Applied to the SA2 median of £270,500, the Homecost calculator gives:

  • Welsh LTT: £2,730, an effective rate of 1.01%
  • England SDLT on the same price: £3,525, an effective rate of 1.30%, under HMRC's residential rates

Across the 498 SA2 sales in 2025, 159 (32%) were at or below £225,000 and so fell in the 0% band. 243 (49%) sat in the 6% band, and 96 (19%) were above £400,000. Buyers of additional properties pay a 5% surcharge on top of the standard bands. At £270,500, the calculator's additional-property total is £16,255.

Energy Performance Certificate records for SA2 show 9,717 domestic certificates. Of those, 2,299 (23.7%) are rated C or above, against 30.6% across the City and County of Swansea (18,850 of 61,503).

The age profile helps explain the gap. Of all 9,717 certificates, 2,823 (29%) are for homes built before 1930, and 4,630 (48%) for homes built before 1950. What it costs each month

On the £270,500 median, a 25% deposit of £67,625 leaves a mortgage of £202,875, a 75% loan-to-value. Over 25 years at 4.32%, the Bank of England's quoted 75% LTV five-year fixed rate for April 2026, the monthly repayment is approximately £1,107.
